The Allianz Building project was a joint venture between Macquarie Bank and Allianz. The project involved redeveloping and refurbishing the existing building as well as constructing a new building, adding approximately 8000m² of net lettable area to the existing tower. The new commercial complex used a steel structure to raise the building above the existing basement levels from street level. The building has since achieved excellence awards for its steel design.
Retail outlets of approximately 1500m² were an added to the ground floor of the new building and Fitness First was added as a new tenant in the refurbished tower.
TSA Management was engaged as the Project Manager to engage the consultants, manage the development approval process, prepare tender documentation, tender evaluatation and award of the construction contract. TSA Management managed the delivery process to final account and completion of the defects liability period.
The project achieved 4.5 star NABERS (five star design) through the introduction of a chilled beam air conditioning system, upgraded BMCS for energy management, extensive sub-metering, roof top gardens, rainwater harvesting for water use in flushing, vented blind façade, daylight diming control and water efficient fittings.
